Sell or Buy a House in Linden With Choices That Hold Up
We help people sell a house, settle inherited and probate property, handle a sale during a divorce, and buy their next place. Before you spend a dollar, we show what each choice costs now and what it means a few years out. We work with clients in Linden, Lockeford and Lodi.
- Office, phone or video meetings
- Estimated net in writing
- Repair spending weighed honestly
- One agent start to close
What Moves Your Costs and Your Net
Two sales at the same price can leave sellers with very different amounts. The difference is usually in prep spending, condition and timing. Here is what we look at with you.
We give you estimated costs and net proceeds in writing once we know the property and your loan details. We do not quote numbers before that.
- Repairs and prep
- Small fixes that an inspector would flag tend to pay back. Big upgrades rarely return what they cost. We sort the list item by item.
- Condition of the big systems
- An older roof, an aging AC unit through Central Valley summers, or a septic system due for service shows up in offers. Knowing about it up front lets you price it in or fix it on your terms.
- Loan payoff and liens
- What you still owe, plus any liens or back taxes, comes out at closing. We help you get those figures early.
- Commission and closing costs
- Commission, escrow, title and transfer charges all come off the top. We lay them out plainly before you sign anything with us.
- Court steps and agreements
- Probate sales may need court confirmation, and divorce sales may need both owners to sign off. These add time, and time carries its own holding costs.
- Season and market
- Spring and early summer often bring more buyers. Waiting can help or hurt depending on taxes, insurance and upkeep while the house sits.
What We Help With
Most of our work is selling a house and getting the price right without wasted prep money. We also handle inherited and probate houses, where the court and the family both have a say. Divorce home sales need a neutral hand and clear numbers for both sides. And if you are on the other side of the deal, our home buying help looks past the asking price to what the place will cost to keep.

Home Selling
We help you price the house, decide which repairs actually pay back, handle California disclosures and see the sale through to closing.

Inherited & Probate Houses
We help executors, trustees and heirs sell an estate house, with plain numbers on repairs, holding costs and the court steps involved.
Divorce Home Sales
We help divorcing couples sell a shared house with the same numbers and updates for both people, and a plan their attorneys can sign off on.
Home Buying Help
Help buying a house around Linden, from reading disclosures and inspection reports to weighing the price against the roof, the systems and the upkeep.
Where We Work
Our office sits in Linden, and our clients come from all around it: Lockeford, Morada, Lodi and Manteca, plus Garden Acres, Country Club, Lincoln Village, Kennedy, August and Dogtown. Plenty of our meetings take place by phone or video. That way an heir or seller living hours away gets the same attention as a neighbor across town.

If your property sits a bit beyond these towns, mention it on your first call. We will tell you plainly whether we can take it on.
How a Sale Runs With Us
Most sales follow the same path. The order rarely changes, though the pace does.
- 1
A first phone talk
Tell us about the property and what you need. We ask about ownership, any loan, and your timing.
- 2
Look at the property and the numbers
We review the condition, recent nearby sales and your payoff. Then we meet at our office or by video to go over a written estimate of your net.
- 3
Decide what is worth fixing
We go through repairs one at a time and say plainly which ones pay back. You choose what gets done.
- 4
On the market and offers
We price the house, market it and bring you every offer with its terms side by side. A higher price with weak terms is not always the better deal.
- 5
Escrow to closing
We track inspections, appraisal, disclosures and deadlines through escrow, and keep you posted until the keys change hands.

Why People Work With Us
We do not push a fix-up list or a fast price cut. We look at what a choice costs today, what it returns, and what it leaves you with later.
- We price prep against payoff
- New paint and a cleaned yard usually earn their keep. A full kitchen redo before a sale often does not. We tell you which is which before you spend anything.
- Numbers on paper
- You get an estimate of your net proceeds after commission, loan payoff and closing costs. If something changes, we update it and show you why.
- Buyers see the whole bill
- When we help you buy, we look at roof age, the heating and cooling system, and well and septic on rural parcels. A cheaper house with a tired roof can cost more by year five.
- Meet where it suits you
- Sit down at our office or talk by phone and video. Heirs who live out of state and couples who would rather not share a room can still stay in the loop.
- Straight answers on timing
- Some sales move fast and some wait on a court date or an agreement. We tell you which kind you have early, so you can plan.
Questions People Ask Us
- Should I fix things up before I sell?
- Sometimes, but less often than people think. Small repairs that an inspector would flag usually pay for themselves. Large remodels rarely do. We go through the list with you and give an honest answer on each item.
- How do I know what I will walk away with?
- We prepare an estimate of your net proceeds that takes out commission, your loan payoff, closing costs and any liens. You see it in writing before you sign with us, and we update it as offers come in.
- Can I get out of our agreement if it is not working?
- Yes. You can cancel your selling agreement with us at any point before the house goes under contract. If you change your mind or your plans shift, you are not stuck.
- Can you sell a house that is still going through probate?
- Yes. Many inherited houses are sold during probate. Depending on how the estate is handled, the court may need to confirm the sale, which adds time. Our Inherited & Probate Houses page explains the steps.
- How does a sale work during a divorce?
- Both owners usually need to agree on the price and sign the paperwork. We keep the numbers clear and share the same information with both sides. We can meet with each person separately by phone or video if that is easier.
- What do you look at when helping someone buy?
- More than the price. We look at roof age, heating and cooling, the water heater, and well and septic on rural parcels, since those drive what the house costs to own. A higher price on a well-kept house can be the better buy.
- Do I need to come to your office?
- No. You are welcome at our office, but phone and video work fine for most meetings. Many heirs and busy sellers handle the whole sale that way.
